You see, every night when I got home from workā€¦

I would start working on a business idea.

I must have tried dozens and dozens of ideas.

I even tried licensing 3D printing technology from NASA

And of course...I tried real estate.

But one dayā€¦I was having lunch with a friend

and what he told me would change my life forever
He told me that he recently bought a four bedroom houseā€¦

But he didnā€™t have any roommates.Ā 

Actually, instead of roommates, he rented the three spare bedrooms on Airbnbā€¦Ā 

At first I didnā€™t think much of it until he told me this...Ā

He looked at me and said, ā€œMike, Iā€™m making $2,000 per month... per room.ā€

3 spare rooms X $2,000 each = $6,000 per month!

I looked at him and yelled
ā€œYouā€™re making 6k a month with this Airbnb thing?!ā€Ā 
He looked at me and said, ā€œyep, thatā€™s exactly what Iā€™m telling you.ā€

$6,000 per month just renting out his guest rooms on Airbnb.Ā 

But that wasnā€™t even the best part.Ā 

The best part is that he went on to explain how he has a cleaning service come in after each guestā€¦

So he didnā€™t even have to do anything.Ā 

It was all automatic.Ā 

At that moment it clicked in my mind.Ā 

I thought, I have to understand his business model.Ā

The lawn, furniture, technical fees and taxes...Ā 

it came out to over $31,000!
So thinking like an investor, I thought,
Ā Well, how much am I going to make on Airbnb?Ā 
Ā Is it worth it?
Ā How long will it take me to make back that $31,000?Ā 
I started doing the math and at that point...
I became obsessed with understanding the numbers behind this Airbnb model
So I started to geek out.Ā 

I studied all the numbers and I tried to understand all the Airbnb listings in my city.Ā 

I read every book, every articleā€¦

All in the pursuit of understanding exactly how much I would make on Airbnb.

Eventually, I found a series of tools and strategiesā€¦

And I put them together and I call them my revenue x-ray machine.Ā 

With my revenue x-ray machine..

I was able to see the revenue that any listing was making in my cityā€¦

Or in any location for that matter.Ā

So I knew that according to my analysis...

Ok, how much would it cost me?

Well the property I was looking at would cost me $2,920 after rent and utilities were paid.Ā 

Which meant I would make...Ā Ā

I yelled to myself.Ā 

I ran the numbers again and confirmed.Ā 

I ran the number 2 or 3 times...Ā Ā 

And the next day I met with the landlord.Ā 

To be honest, I was really nervous...

ā€œWhat if these numbers are wrong?Ā 

Iā€™ll be stuck with almost $3,000 in expenses each month.ā€Ā 

I was sweating bullets.Ā 

I wasnā€™t sure if I could go through with it.Ā 

But then...
I thought back to everything I wanted & I knew there was no turning back
I met with the landlord, and went through my landlord scriptā€¦

He let me rent the property and I signed the paperwork.Ā 

ā€œDid I really just do that?Ā 

Two weeks went by.Ā 

I got the property ready for guestsā€¦

Everything was ready.

It was 10:00 pm on a Friday night.Ā 

I was staring at my computer in a dark room.Ā 

The computer monitor was glaring on my face...Ā 

I had my finger on the mouse hovering over the publish listing button.

I sat there for five minutes.Ā 

It was a big moment and I was so nervous.Ā 

Finally, I clicked publish listing and I sat there.

As I was getting out of the shower I hear this weird noise and I looked at my phone.Ā

I had launched my listing 13 minutes agoā€¦

And the notification on my phone readā€¦
